Someone keeping an eye on the place all winter

When you close up for the season, we check on your home on a regular schedule, send you photos, and let you know right away if something isn't right.

What we check on every visit

Maine winters are hard on an empty house. A small leak or a furnace that quits can turn into a big repair if nobody notices. So every visit, we go through the same list.

  • Heat and inside temperature
  • Leaks, and any sign of frozen pipes
  • Storm, wind, and water damage
  • Doors and windows shut and locked
  • Heating fuel and how the heating system is running
  • Signs the power went out
  • Packages, deliveries, and the outside of the house

How it works over the winter

Photos after every visit

You'll get a short note with photos after each check, so you can see for yourself how things look. If you'd ever like a video walk-through, just ask.

If something's wrong

We'll call or email you right away. Then we work with your own plumber, electrician, or heating company to get them in the door and get it fixed.

After big storms

We make an extra stop after a bad storm, high winds, a deep cold snap, or a long power outage, and send you photos.

Fall closing

We coordinate closing up the house with your service people and do a last walk-through once it's done.

Spring opening

We coordinate opening the house back up, so it's ready when you pull into the driveway.

Help the rest of the year

If you'd like someone looking after things year-round, we do property management too.

Getting started is easy

  1. Give us a call

Tell us about the house, when you leave, and what you're looking for.

  2. We walk through together

We go over the house, its systems, and who you like to use for repairs.

  3. We start checking in

Visits begin on the schedule we agree on, with photos after each one.

Every house is different

We price each plan by the property and how often you'd like us to stop by. Contact us for a quote.

A word about insurance. Some homeowners policies have rules for houses left empty for long stretches. Regular, documented visits may help with that, so check with your insurance company. Our service isn't a substitute for insurance or for licensed contractors.

Let's talk about your property

Whether it's a commercial building, a rental, or a house that sits empty all winter, we're glad to talk it through. Call or email anytime. No pressure.
